Lakeside Villas Snow Removal Protocols

❄️ When Service Begins ❄️

Our snow removal service is automated based on accumulation.

  • The 2-Inch Rule: Service begins automatically when snowfall reaches 2 inches or more. This is the standard trigger for our contracts.

  • Under 2 Inches: Snowfall less than 2 inches or ice-only events (sleet/freezing rain) are the responsibility of the unit owner.

  • Timing: Crews generally arrive after precipitation ends to avoid the need to re-plow.

    • Note: In rare cases of heavy accumulation (e.g., 11+ inches), crews may start earlier to clear a path and return later to finish.

  • Please Be Patient: With 242 units to service, it may take several hours for crews to reach your specific unit. Crews operate day and night; safety is always the top priority.

⚠️ Resident Responsibilities (Action Required) ⚠️

To ensure the crews can service your unit safely and effectively, you must prepare your area before the snow begins.

  1. Clear Your Stoops & Walkways

    • Remove Obstacles: You must remove all items—chairs, flower pots/planters, decorations, and door mats—from stoops and walkways.

    • Liability Notice: If items block the walkway, the crew may be unable to service your unit safely. Neither the Association nor the vendor is responsible for damage to personal items left in these areas.

  2. Driveways & Parked Vehicles

    • Safety Buffer: If a vehicle is parked in your driveway, crews will clear around it but stop approximately 6 to 12 inches from the car. This buffer is strictly for insurance purposes to prevent accidental damage to your vehicle.

🛑 Crew Interaction Protocols 🛑

For efficiency and safety, please adhere to the following rules regarding the snow team:

  • Do Not Approach Crews: Do not attempt to communicate with the snow team directly.

  • No Individual Requests: Crews follow a set route. Do not ask them to wait for you to move items or vehicles.

  • If You Are Not Ready: Crews are instructed to skip your unit if you delay their work. If your area is not clear the moment they arrive, they will move on to the next unit and will not return.

🧂 Ice Control & Post-Service Care🧂

Once the crew has serviced your concrete, please use the provided materials to maintain safety.

  • Apply Ice Melt: After service, apply the Snow Joe Calcium Chloride pellets provided to you. This helps control residual blowing snow and prevents ice bonding.

  • Usage Tips: A little goes a long way. Please use a salt spreader. The product has a time-release agent and lasts up to 24 hours.

🚫 WARNING: New Concrete Restrictions 🚫
  • Do NOT apply Snow Joe Calcium Chloride to your stoop or walkway if the concrete was replaced this year (under 1 year old). However, you may apply Calcium Magnesium Acetate or Magnesium Chloride, which you can purchase here. 

  • Damage Risk: The Snow Joe Calcium Chloride product can damage new concrete surfaces. The Association will not cover repairs for concrete damaged by improper ice melt application and will charge the unit owner for necessary repairs.

  • Note: You may still use the Snow Joe Calcium Chloride product on your asphalt driveway.

    • If you run out of Snow Joe Calcium Chloride, you may purchase more by clicking here, or you may purchase any pure ​Calcium/Magnesium Chloride product that has less than 5% sodium chloride. You may also purchase any non-sodium chloride ice control, such as the one listed above.

  • Call 847-757-7171 and select "Emergency."

  • The Property Manager will determine if the situation requires immediate dispatch.
